India’s commercial real estate sector is entering an exciting new phase, and flexible workspaces are becoming a major part of this transformation. From startups and coworking professionals to multinational companies and Global Capability Centres (GCCs), businesses are increasingly choosing flexible office solutions to expand operations without committing to traditional office setups.

According to a report published by The Economic Times on October 13, 2026, India has retained its position as the world’s most mature flexible office market, highlighting the country’s growing importance in the global commercial real estate industry.

With workspace demand rising and operators expanding their presence, India’s flexible office market is preparing for another major growth phase, India Retains Its Position as the World’s Most Mature Flexible Office Market

India’s Flexible Office Market Reaches 88.7 Million Sq. Ft.

India’s flexible workspace inventory reached 88.7 million square feet in the first half of 2026, accounting for approximately 10.5% of the country’s total office stock.

The country also secured a 100% score on Cushman & Wakefield’s Flexible Office Market Maturity Index, reflecting the development of its flexible workspace ecosystem.

Another significant indicator is the rapid increase in global coworking bookings. According to an Upflex analysis of nearly 23,000 on-demand bookings, India’s share of global bookings rose from 2.2% in the first half of 2025 to 10.2% in the first half of 2026. This positioned India as the world’s second-most active market for flexible workspace bookings, behind the United States.

These figures highlight how flexible offices are evolving from an alternative workplace arrangement into an important part of corporate real estate strategies.

Flexible Workspaces Drive Commercial Office Demand

The growth is not limited to coworking desks. Companies are increasingly looking for managed offices, ready-to-use workspaces and scalable office solutions that can accommodate changing business requirements.

During the first half of 2026, flexible office operators leased a record 8.5 million square feet across India’s top eight cities. Flexible workspaces accounted for around 20% of overall office leasing in the country.

Between 2023 and 2025, operators leased 44.1 million square feet, representing more than 720,000 flexible workspace seats.

Demand is also expanding across different business categories, including multinational corporations, GCCs and technology-driven companies. As businesses seek faster expansion and adaptable workplace arrangements, managed offices and premium flexible workspaces are becoming increasingly relevant.

India’s Flexible Office Market Could Reach 160 Million Sq. Ft. by 2030

India’s flexible office market is expected to cross the 100-million-square-foot mark in 2026 and reach approximately 160 million square feet by 2030.

The expansion is being supported by enterprise demand, institutional investment and the growing preference for higher-quality office environments.

Pune, Ahmedabad and Hyderabad are also demonstrating strong adoption. In the first half of 2026, flexible office operators accounted for 35% of overall office leasing in Pune, 33% in Ahmedabad and 26% in Hyderabad.

The next phase of growth could extend beyond established metropolitan markets as operators explore opportunities in emerging business destinations and Tier II cities.

What This Means for India’s Commercial Real Estate Market

The growing popularity of flexible workspaces reflects a broader shift in how businesses approach office space. Companies increasingly value location, scalability, workplace quality and the ability to adapt to changing team sizes.

For commercial property owners, developers and investors, this shift creates opportunities across managed offices, premium commercial buildings and workspace infrastructure. However, the long-term performance of individual properties will continue to depend on factors such as location, occupancy, rental demand and operating costs.

As India’s business ecosystem expands, flexible workspaces are likely to remain an important segment to watch in the country’s evolving commercial real estate landscape.

For businesses and property stakeholders, the message is clear: the future of office real estate is becoming more flexible, more adaptable and increasingly focused on quality.
