Navi Mumbai, January 2026 — IT services giant Wipro Ltd has taken a significant step in expanding its office presence in the Mumbai Metropolitan Region (MMR) by securing a large office space at Mindspace Business Parks in Airoli East, Navi Mumbai.


Under the newly registered agreement, Wipro has leased approximately 145,157 sq ft of Grade-A office space for five years, reflecting renewed confidence among major technology firms in commercial real estate outside traditional business districts. The corporate campus, owned by Mindspace Business Parks Pvt Ltd (a unit of Mindspace REIT), will hand over the space to Wipro on 7 January 2026, with rent set to begin from 1 April 2026 after an 84-day rent-free fit-out period. The monthly rent for the space is approximately ₹97.25 lakh, at a rate of ₹67 per sq ft, with a standard 5% annual rent escalation.


“This lease underscores the structural strength of Navi Mumbai’s office market, where IT and tech occupiers are prioritising long-term operational scale and cost predictability,” said Abhishek Kiran Gupta, CEO of real estate data firm CRE Matrix.


Strategic Expansion in Navi Mumbai


This fresh transaction builds on Wipro’s existing footprint at Mindspace. In 2025, the company also leased a large 387,000 sq ft space in the same complex, reinforcing Airoli as one of its key regional hubs.


The trend highlights growing confidence in Navi Mumbai’s office ecosystem, especially in peripheral business districts that offer cost-efficient, well-connected Grade-A office environments.

After a post-pandemic slowdown in office space expansion, Indian commercial real estate markets have shown renewed leasing activity, driven by IT and flexible workspace demand.
