India Housing Construction Value Rises to USD430 Billion in 2025 from USD235 Billion in 2019 CREDAI-Anarock Report

India's Housing Construction Market Nearly Doubles
India's residential real estate sector has recorded a significant expansion in recent years, with the total value of housing projects under construction rising to $430 billion in 2025 from $235 billion in 2019.
According to a joint report by CREDAI and Anarock, the sharp increase has been driven largely by strong housing demand following the Covid-19 pandemic. The report highlights the growing scale of India's real estate sector and the increasing importance of residential construction within the overall market.
The findings were presented in the report titled Indian Real Estate – Growth Trajectory, Sectoral Outlook and Geopolitical Crosscurrents, released during CREDAI's flagship NATCON conference in Kolkata.
Residential Real Estate Becomes the Dominant Segment
Housing Accounts for 85% of Construction Value
The report shows a major shift in the composition of India's real estate construction pipeline.
The total value of real estate projects under construction across residential, office, retail and warehousing increased from $94 billion in 2009 to $503 billion in 2025, representing more than a five-fold increase.
Within this overall value, the residential segment's share increased substantially from 48% in 2009 to 85% in 2025. This reflects both the scale of housing demand and the comparatively smaller, although rapidly expanding, base of commercial real estate segments.
Commercial Real Estate Continues to Expand
While residential construction dominates the overall value, commercial real estate is also showing continued growthIndia Housing Construction Value Rises to USD430 Billion in 2025 from USD235 Billion in 2019 CREDAI-Anarock Report
Office space remains the largest commercial category by value, while the warehousing sector has expanded significantly from a negligible base in 2009 to more than $10 billion in 2025, according to the report.
Strong Housing Demand Supports Construction Activity
Residential Sales Remain Resilient
The latest market indicators also point towards continued strength in residential demand. Anarock Chairman Anuj Puri said residential sales value remained above ₹1.3 lakh crore for seven consecutive quarters.
The report also noted that the broader real estate sector has remained resilient despite challenging global conditions. In the office segment, Grade A absorption has remained firm, with Global Capability Centres accounting for around 45% of total leasing in the first half of 2026.
India's Real Estate Market Eyes Long-Term Growth
Sector Could Reach $1 Trillion by 2030
CREDAI National President Shekhar Patel highlighted the broader transformation of India's real estate industry.
According to the report, the sector has grown from approximately $120 billion in 2017 to an estimated $600 billion today and is projected to reach $1 trillion by 2030 and nearly $5.8 trillion by 2047.
The strong rise in construction value, particularly in residential real estate, underlines the growing role of housing in India's economic and urban development.
Conclusion India Housing Construction Value Rises to USD430 Billion in 2025 from USD235 Billion in 2019 CREDAI-Anarock Report
The rise in India's housing construction value to $430 billion in 2025, from $235 billion in 2019, highlights the remarkable expansion of the country's residential real estate market.
With housing now accounting for 85% of total real estate construction value, sustained demand, expanding urbanisation and increasing development activity could continue to shape India's property market in the years ahead.
