Spread across approximately 4.68 acres, the project has an estimated developable potential of 1.05 million sq. ft. and a projected Gross Development Value (GDV) of ₹2,600 crore.

Puravankara’s Eighth Mumbai Redevelopment Project

The Goregaon West project marks Puravankara’s eighth redevelopment project in Mumbai, further expanding its presence in the city's redevelopment segment.

The company has been building its Mumbai redevelopment portfolio across established locations including Breach Candy, Pali Hill, Lokhandwala, Malabar Hill, Chembur and Cuffe Parade. With the latest addition, Puravankara's Mumbai redevelopment portfolio represents a potential sales value of approximately ₹17,500 crore, according to the company.

Why Goregaon West Matters

Goregaon West is an established residential market with access to major business districts and social infrastructure. Redevelopment projects in such mature neighbourhoods can help unlock additional development potential while transforming ageing residential communities into modern housing developments.

For Mumbai, where available land for large-scale development is limited, society redevelopment has become an important route for creating new residential supply within established urban areas.

A Growing Redevelopment Pipeline

Puravankara has completed 97 projects covering around 59 million sq. ft. across multiple Indian cities as of June 30, 2026. The company's growing Mumbai redevelopment portfolio reflects the increasing role of redevelopment in the city's real estate landscape.

The Goregaon West project adds another significant development opportunity to this pipeline, bringing together established neighbourhoods, redevelopment potential and a sizeable ₹2,600-crore estimated GDV.
