Mumbai homeowners may soon receive significant financial relief as the Brihanmumbai Municipal Corporation (BMC) has approved a proposal to increase the property tax exemption limit from 500 sq ft to 700 sq ft for residential properties. The decision, passed during a recent BMC General Body meeting, aims to support middle-class families and residents of redeveloped housing across the city.
Major Relief for Mumbai Homeowners
Currently, residential flats measuring up to 500 square feet are fully exempt from property tax in Mumbai, a policy introduced by the state government in 2022.
Under the new proposal, this exemption limit may increase to 700 square feet, allowing thousands of additional homeowners to benefit from tax relief. If approved by the Maharashtra state government, the move could extend tax benefits to nearly two lakh more residential units in the city. The resolution has now been forwarded to the state government because any change in property tax policy requires approval from the Urban Development Department.
Financial Impact on the Civic Body
While the proposal could provide relief to many residents, it may also impact the municipal corporation’s revenue. According to reports, the expansion of the exemption limit could lead to an estimated ₹700 crore annual revenue loss for the BMC.
Property tax remains one of the largest revenue sources for the civic body, funding essential services such as infrastructure development, waste management, road maintenance, and public health programs.
Why the Proposal Was Introduced
The demand for increasing the exemption limit has been raised repeatedly over the years, especially due to redevelopment projects in Mumbai. Many residents who previously lived in smaller homes are now receiving slightly larger flats—often between 550 and 650 sq ft—after redevelopment, making them liable to pay property tax despite belonging to the same income group.
By increasing the exemption threshold to 700 sq ft, policymakers aim to ensure that such residents continue to receive financial relief and can afford to remain in the city.
