Mahindra Lifespaces Strengthens Its Redevelopment Push in Chembur
Mahindra Lifespace Developers has entered into a ₹142.72 crore development agreement to redevelop Twinkle Star Co-Operative Housing Society Limited in Chembur, Mumbai. The transaction was registered on August 17, 2026, according to property registration documents cited in the report.
The redevelopment site spans approximately 11,241 sq. metres, or nearly 2.5 acres, and currently consists of nine buildings housing 133 society members. Under the proposed arrangement, the existing members are set to receive a significantly larger combined carpet area, rising from about 78,686 sq. ft. to 120,389.58 sq. ft.
Why This Deal Matters
Redevelopment has become one of the most important opportunities in Mumbai’s real estate market. With limited availability of large vacant land parcels, developers are increasingly looking towards ageing housing societies in established neighbourhoods.
For residents, redevelopment can mean larger homes, modern amenities, upgraded infrastructure and a renewed living environment. For developers, it provides an opportunity to enter mature micro-markets where connectivity, social infrastructure and housing demand are already well established, Mahindra Lifespaces inks Rs142 crore agreement for housing society redevelopment in Mumbais Chembur.
Chembur is particularly significant because of its strategic location and connectivity to major business districts and infrastructure corridors. Mahindra Lifespaces had already announced redevelopment mandates for two housing societies in Chembur with a combined gross development potential of approximately ₹1,700 crore, highlighting the company’s continued focus on redevelopment in Mumbai.
A Growing Redevelopment Strategy
The latest agreement also fits into Mahindra Lifespaces' wider Mumbai redevelopment strategy. The developer has secured redevelopment projects in locations including Matunga, Mulund, Lokhandwala and Chembur, demonstrating how established developers are increasingly targeting redevelopment opportunities across Mumbai's mature residential markets.
The Bigger Picture Mahindra Lifespaces inks Rs142 crore agreement for housing society redevelopment in Mumbais Chembur
Mumbai is a city where land is limited, but redevelopment potential is enormous.
The ₹142.72 crore Chembur agreement is another example of how the city’s ageing housing stock is gradually making way for modern residential communities. As more societies explore redevelopment, established neighbourhoods could witness a new cycle of transformation—without residents having to move away from the locations they have called home for decades.
For Mumbai real estate, redevelopment is no longer just about replacing old buildings. It is becoming one of the key engines shaping the city’s next generation of housing.
